In 2016 a group of four local, successful farmers purchased the parcel of land that is now called Coteau Place. Each of us has previously enjoyed time at the Resort Village of Coteau Beach because we have family and friends as cabin owners. We saw the opportunity to enjoy Saskatchewan lake life by building “summer homes” for our families and to develop lots for 12 other future neighbours and friends.
We have an agreement with the Resort Village of Coteau Beach for full use of their amenities which include; boat launch, wonderful children’s park, tennis & pickleball courts, hall for rent, and a 9 hole golf course for a small annual membership fee.
Our vision is to keep the development small and family-like, therefore we have for sale 16 large lots that are 75 ft x 200 ft. The utilities installed are a summer water supply and power.
Currently there are 11 out of 16 properties available for purchase – #1, #2, #6, #7, and #8 have sold.
The remaining properties will be sold with full title, summer water supply, and SaskPower service. Septic systems will be the responsibility of the cabin owners and we have made arrangements with local services to pump out individual septic tanks.
Property sizes are 75’ by 200’ and have a flat topography.
Price is $115,000 +gst.
Current building by-laws and permits are available from the RM of Coteau.
There is a limited time offer on Lot #16. Included in the purchase is a 22’ by 22’ garage package to kickstart your building dreams. The approximate retail value of the package is $10,000 and can be used as credit towards an RTM from Ken’s Lumber Sales Ltd. in Lucky Lake.
Phase two will be developed in the future and will contain 14 lots directly west of Phase one.
The Resort Village of Coteau Beach was established in the late 1960’s and has provided enjoyment to many generations.
